Home Service Plan Information

I believe that there are some homeowners that could benefit from a periodic maintenance service plan because of an active lifestyle, just not knowing what needs to be cared for, or possibly someone who just can't get around to do these things anymore. I understand it's hard to crawl into an attic to change a filter, or take a look inside a crawl space to see just what is going on under there. We've all heard the reports of accidents from carbon monoxide poisoning, or dangerous gas leaks. Water leaks that lead to costly repairs. I can take the worry out of these needed tasks. I take care of these things so you don't have to.




Heating and AC Periodic Maintenance

Years ago I worked as a Service Technician for a large heating and air conditioning company in Tulsa, Oklahoma. During the summer months it can get very hot in that area. One of the most prominent problems we experienced during the summer months was reduced or no airflow in air conditioning units. I would say that 90% of the time we would check the unit only to find that the units filter hadn't been touched in months. Neglect of the filter can cause costly repairs to your system. A filter can cost anywhere from $5.00 to $20.00 depending on quality. A repaired to your units coil system from filter neglect can cost up to $250.00.

My Quarterly Home Service Plan takes the worry out of costly repairs to you homes AC system. Once every 3 months I will schedule a time to come out and check your heating and AC unit and change your units filter to avoid those costly repairs.


Electrical Panel Check
I think we've all heard of accidents and fires caused by faulty wiring or electrical fires. Although I can't check your homes entire electrical system due to accessability, the one thing that needs to be accessable at all times is your electrical panel. It needs to be clear of obstruction and it's a good idea to have some kind of battery operated light such as a flashlight nearby. I will check the system integrity and make recommendations if necessary. Keep in mind if repairs are needed these repairs should be made by a code certified electrician. Your homes electrical system is something we need to stay on top of. 

Scope of the Plan

Included in the Quarterly 10 Point Plan

1. Heating and AC unit(s) for operation analysis, venting and complimentary filter change

2. Water Heater for proper operation and venting

3. Smoke alarms/detectors and carbon monoxide alarms/detectors operational analysis and battery change

4. Gas leak checks around all accessible gas components

5. Carbon Monoxide checks around all accessible hazardous components

6. Check of water components for leaks and proper operation

7. Roof area for evidence of damage and proper function

8. Inspection of gutters and downspouts for proper operation and possible cleaning

9. Electrical panel for proper installation and integrity

10. Landscape grading and foundation for proper water run-off 

**Some of the items I find can be easily repaired onsite with a quick trip to my parts box or tool box. Thes repairs can be made with little to no cost to my clients!



Home Safety Checks

A few years ago I was working in my back yard and every once in a while would get a whiff of natural gas. After working in the yard for a few hours and thinking about a possible gas leak, I went on a hunt to find the leak. Finally after looking for a few hours I realized the leak was coming from my gas meter. I immediately shut the the unit down and notified the gas company. Turns out that moisture beneath the meter had corroded the bottom of the meter and caused the leak. This can also happen to your internal gas lines in crawl spaces, basements or attics. I will inspect you accessable gas lines and components for leaks and integrity.


Proper ventilation of Components

Carbon Monoxide is a orderless poison that can kill. This is caused by improper ventilation of your homes vented gas systems. I'll check those components for proper ventilation and make recommendations if repairs need to be made.
